Contact your Council Member TODAY about CodeNEXT!

This past fall, CTCAR and ABOR held a joint session discussing Urban Land Institute’s White Paper on CodeNEXT (view five minute recap here).  During this presentation it became clear that the land development code needs to allow for a more reasonable and predictable permitting process to make Austin a place where people want to work, live and play. Below you’ll see what happens if we do not address the land development code and how our current policies have impacted Austin.

  • If we do not rewrite the land development code, property taxes and home values will double in less than 13 years.
  • Homes have appreciated at 5% annually, while income growth has remained relatively flat for the last 12 years.
  • The average family’s household income needs to be over $130,000 to purchase an attainable home, but the current actual average household income is in Austin is $64,000.
  • The City has now allocated over $8,000,000, or $27 per word, to the draft CodeNEXT, which currently does not contain any solutions.
  • Austin has the 5th highest office rents in the nation.

Please reach out to the Mayor and Austin City Council regarding the current rewrite of the land development code.  Below is a suggested message you can send to the Austin City Council.


Dear Mayor Adler and Council Member:

The current draft of CodeNEXT does not address the goals as it relates to Imagine Austin, a planning document that shapes the future of Austin. The current draft does not adequately provide for density, affordable housing, or provide a framework for helping to preserve Austin as a vibrant and affordable place to live.

Please continue to visit with subject matter experts from the REALTOR board associations, Urban Land Institute, Real Estate Council of Austin, Greater Austin Home Builders Association, and Evolve for their expertise on how aligning the upcoming draft to Imagine Austin will accomplish a better place for the Austin community to live, work and play. We urge you to take the time necessary to rewrite and streamline the next draft of CodeNEXT.  Your leadership is necessary to encourage and provide the framework for the City of Austin departments to work together, coordinate and test the next draft of CodeNEXT with real world scenarios to make sure what is proposed is truly achievable.
